Thanks Kevin!!  We love our new house!  It’s absolutely perfect for us and we are still amazed that it’s actually ours now.

You knew we were interested in a house, but it had been a while (a year?) since we had seen each other or discussed real estate.  You remembered us though, and when we ran into each other a month ago (you were rushing to the pet store to get food for your dog), you stopped what you were doing and took the time to catch up and describe a house you thought might be a perfect match for us.  Indeed, it was a perfect match for us, and two days later when we stopped by to see it in person, we fell in love with it the minute we walked inside.

Buying a house is complicated, and there are numerous factors to consider and decisions to make. You helped us understand all of these, and you made yourself constantly available to answer our questions. You helped us craft an offer that the seller accepted over the others, including one that was all cash. We feel so lucky that we had you on our side. Without your help and guidance, none of this would have happened.

We were impressed by your attentiveness to all the architectural details of the house, and by your thoughtful suggestions on all sorts of aesthetic options.  We look forward to keeping you in the loop on changes we may make in the future. You were friendly and helpful, but also a consummate professional throughout the entire process.  We highly recommend your services to anyone else who might be interested in buying or selling a home.

Architectural Notes.

The windows give 243’s functionally efficient open living and dining space and expansive feel.

A pristine kitchen with new counters, sink and hardware that meets the chef’s triangle work-flow layout is nevertheless integrated into this open living space that is also anchored by a small patio and wood-burning fireplace.

There are two bedrooms, laundry closet with Frigidaire machines, and brand-new large bathroom, large master walk-in closet with California closet organizational fixtures.

Large, intimate and private backyard with flowering trees, patio with California-correct landscaping that is directly accessible from the master bedroom and, when all doors are open, is in a direct sight-line from the entry way.

The entire living area is elevated off street-level where there is a one-car garage plus storage area, driveway and succulent garden that leads up to a brand new entry landing.

The home’s ceiling heights give it a bright and airy feel.

Before and After.

243’s seller faced a series of circumstances that required me to attend and take care of the Property for several months before it could be brought to market. Among other concerns was how would we present a property that had been on the market several times over the past with the most recent sale being in August 2013. After assessing the situation and bringing my insights of what buyers seek, the remodeling references and resources that Vanguard is known for, I was able to present an Action Plan that was comprehensive and detailed down to paint colors and drawer pulls the seller should install. Identifying appropriate, yet affordable custom materials, and vendors proved an illuminating and exciting experience and one the seller appreciates. You can see the results and the difference these strategic efforts produced.
